When the land on which the old building sits is increasingly in demand, selling it can often finance a new building.
Which is precisely what is happening with the Downtown Nashville YMCA. The 1970s structure had long served its original purpose, even as the population shifted and Nashville’s downtown became a business center. But people want to live there, too, so a partnership with a major mixed-use developer (Giarratana) is leading to the construction of a new 90,000-square-foot Y alongside a 60-story residential tower – all on the same site as the original Y.
When completed in 2027, the residential tower will be the tallest building in Nashville.
The Y is not completely closed during construction. A newer portion of the existing structure remains operational. What is being built will include racquetball courts, an indoor pool, gym, expanded wellness and functional fitness rooms, community meeting spaces, and a rooftop recreation deck.
